Commercial EICR
Our Service
Powering Your Business Safely & Legally
Electrical faults are a leading cause of fires in commercial premises. A Commercial EICR (Electrical Installation Condition Report) is not just a certificate—it’s a deep audit of your business’s electrical health. At Safety Property, we specialize in testing complex commercial systems, ensuring you meet the Electricity at Work Regulations 1989 without disrupting your daily operations.
Why Choose Safety Property?
Business Continuity: We offer out-of-hours and weekend testing to ensure your business operations are never interrupted by power cuts.
Qualified Engineers: Our team is fully accredited to test 3-phase systems, distribution boards, and industrial machinery.
Clear Reporting: We provide a jargon-free report explaining any defects (C1, C2, C3 codes) with transparent quotes for remedial work.
Service Standards:
100% Inspection: We don’t cut corners. We inspect the right percentage of circuits to ensure total system safety.
Fast Turnaround: Receive your digital EICR certificate quickly, ready for your insurance provider or health & safety audit.
Thermal Imaging: We can include thermographic scans to detect overheating components before they fail.
Legal Compliance
The Electricity at Work Regulations 1989 states that electrical equipment must be maintained to prevent danger. A valid EICR is the standard proof that you have fulfilled this legal duty as an employer.
Insurance Validity
Most commercial property insurance policies contain a clause requiring a valid EICR. If you have an electrical fire and your certificate is expired, your insurer may refuse to pay out.
Prevent Downtime
Unexpected power failures cost businesses money. Our periodic inspections identify wear and tear—like loose connections or overloaded circuits—allowing you to fix them before they cause a blackout.
Staff Safety
Protect your employees and customers from electric shocks and burns. A thorough inspection finds damaged cables and faulty earthing that could otherwise lead to serious injury or prosecution.

What is a Commercial EICR?
A Commercial EICR is a comprehensive check of the “fixed wire” system in your building. It tests the condition of the cables, switches, sockets, and distribution boards.
Our engineers categorize issues using standard codes:
Code C1: Danger Present (Immediate action required).
Code C2: Potentially Dangerous (Urgent remedial work needed).
Code C3: Improvement Recommended.
FI: Further Investigation required.
Your business receives a “Satisfactory” or “Unsatisfactory” result based on these findings.
Why is the 5-Year Check Vital?
Electrical installations deteriorate with age and use. In a busy commercial environment, damage occurs faster than in a home.

Common Questions
FAQs About Commercial EICRs
Commercial testing raises questions about power cuts and scheduling. Here are the answers business owners ask us most frequently.
Typically every 5 years for offices, shops, and retail. However, industrial units, cinemas, or places of public entertainment may require testing every 3 years or even annually.
Yes, for short periods. We need to isolate circuits to test them safely ("Dead Testing"). However, we can arrange to do this outside of your business hours (evenings or weekends) to minimize disruption.
You are non-compliant. You must fix the "C1" and "C2" faults identified in the report. Once fixed, we issue a "Satisfactory" certificate or a confirmation of remedial works to attach to the original report.
Yes. Under the Health and Safety at Work Act, landlords and employers have a duty of care. Furthermore, insurers almost universally demand it. Without one, you are exposed to significant legal and financial risk.
