FAQs: Gas Safety Certificates
Gas safety is the most strictly regulated part of renting a property. Here are the answers to the questions landlords ask us every day.
By law, you must have a valid Gas Safety Certificate every 12 months. You can carry out the check up to 2 months before the expiry date and keep the original deadline (MOT style).
We check all gas appliances owned by the landlord. This typically includes the Gas Boiler, Gas Hob/Cooker, and Gas Fires. We also inspect the gas meter and visible pipework.
The engineer will issue a warning notice.
ID (Immediately Dangerous): The appliance is disconnected immediately.
AR (At Risk): It is turned off and advised not to use.
NCS (Not to Current Standards): Advisory only.
We will provide a quote to fix the issue so you can pass.
Yes. You must provide a copy of the current Gas Safety Record to your existing tenants within 28 days of the check, and to any new tenants before they move in.
