Emergency Lights Certificate
BS 5266 Compliance
Annual 3-Hour Duration Testing.
Emergency lighting is critical when main power fails during a fire. To ensure your system works when needed, British Standards (BS 5266) require a full duration test once a year. PropertySafety engineers perform this rigorous check to certify your system is operational.
The 3-Hour Discharge Test
We simulate a mains power failure by cutting the supply to the lighting circuit for a full 3 hours. We check that every emergency light remains illuminated for the entire duration.Identifying Failures
Batteries degrade over time. If a unit dims or turns off before the 3 hours are up, we identify the fault—whether it’s the tube, the battery pack, or the charging circuit.Cleaning & Inspection
While onsite, we visually inspect the fittings for damage, clean the diffusers to ensure maximum light output (Lux levels), and check that charging indicators are working.Certification & Logbook
Upon passing, we issue your Emergency Lighting Certificate and update your onsite fire safety logbook, proving to inspectors that your system is compliant.

Legal Requirement
Under the Regulatory Reform (Fire Safety) Order 2005, all commercial and HMO properties must have functioning emergency lighting on escape routes.Repairs & Maintenance
We don’t just test; we fix. Our engineers carry common spare parts (batteries, bulbs, exit signs) to repair many faults immediately during the visit.Monthly vs Annual
While you (the landlord) can do the short monthly “flick test,” the full annual drain test requires a competent engineer to certify the system’s battery health.HMO & Commercial

FAQs: Emergency Lighting Rules
Keeping your emergency lights compliant involves more than just changing a bulb. Here are the answers to common questions about BS 5266 standards.
There are two main tests: A monthly "flick" test (a short functional check) and an annual "full duration" test (usually 3 hours). The annual test must be carried out by a competent engineer to certify the system.
This is where we cut the power to the emergency lights for the full rated duration (usually 3 hours) to ensure the batteries can hold a charge long enough to evacuate the building safely.
Yes. You must keep a Fire Safety Logbook onsite. Every test (monthly and annual) and every repair must be recorded. Fire officers will ask to see this during an inspection.
If a unit fails to stay lit for the full duration, the backup battery or the unit itself must be replaced immediately. We can often quote for and fix these issues on the same day.
