Confusion about fire alarm rules is common. Here are the answers to the questions property managers ask us about BS 5839 regulations.
For commercial premises with a control panel, the standard is every 6 months. For large or high-risk properties, quarterly (every 3 months) may be recommended. For residential HMOs, an annual maintenance check is usually required.
Yes. The "Responsible Person" (you or your manager) should perform a weekly bell test by triggering a different "Manual Call Point" each week. This ensures the sounders work. The 6-monthly check must be done by a professional engineer.
A Zone Chart is a map next to your control panel that tells the Fire Brigade exactly where the fire is (e.g., "Zone 1 = Ground Floor Reception"). We can check if your Zone Chart is accurate during our visit.
Grade A systems have a central control panel and are used in commercial buildings and large HMOs. Grade D systems are mains-powered alarms with battery backup, typically found in standard rental homes and smaller HMOs. We test both.
