Fire Door Certificate
Passive Fire Protection
Are Your Fire Doors Fit for Purpose?
A fire door is a life-saving device, but only if it works correctly. A drop of just 3mm in alignment can render a door useless. PropertySafety provides detailed inspections to certify that your fire doors meet FD30/FD60 standards and will hold back fire for the required time.
The 5-Point Check
We meticulously inspect the five critical elements: the door leaf, the frame, the self-closing device, the hinges/ironmongery, and the intumescent seals.Gaps & Seals
The gap between the door and frame must be less than 4mm. We use precise gauges to measure these gaps and check that intumescent smoke seals are intact and unpainted.Self-Closers
A fire door that is wedged open or doesn’t close fully is dangerous. We test the tension of overhead closers to ensure the door latches firmly every single time.Detailed Reporting
You receive a comprehensive report for each door in your building (Asset Register), listing its condition, pass/fail status, and photos of any defects found.

Legal Obligations
Meet Your Duties Under the Fire Safety Act 2021.
Recent changes in legislation (Fire Safety Act 2021) have clarified that Responsible Persons for multi-occupied residential buildings must inspect fire doors regularly. PropertySafety helps you manage this risk with professional certification and maintenance logs.
HMO & Flat Entrance Doors
Landlords must ensure that flat entrance doors provide 30 minutes of fire resistance (FD30) to protect the communal escape route. We certify existing doors or recommend upgrades.Identifying Fake/Non-Compliant Doors
Not all heavy doors are fire doors. We check for certification labels (e.g., BWF-CERTIFIRE) and verify that the door hasn’t been compromised by non-fire-rated letterboxes or glazing.Intumescent Strips
We check for heat-sensitive “intumescent strips” around the door edge. These expand in a fire to seal the gap; if they are missing or damaged, the door fails.Remedial Advice
If a door fails, you don’t always need a new one. We provide clear advice on whether minor repairs (like replacing hinges or adjusting the closer) will bring it back to compliance.

Fire Door Rules
Fire Door Regulations
Fire doors are complex pieces of engineering. Here are the answers to the questions landlords and facility managers ask us most often.
For commercial buildings and residential blocks exceeding 11 meters, checks should be done quarterly (every 3 months) for communal doors and annually for flat entrance doors. High-traffic doors may need checking more often.
FD30 doors provide 30 minutes of fire resistance (common in residential flats and offices). FD60 doors provide 60 minutes of resistance (common in high-risk areas like boiler rooms or archives).
No. You must never paint over the intumescent strips or smoke seals (the brush strips). Paint can stop them from expanding in a fire or block the smoke seal from working.
Yes. A certified fire door almost always requires 3 fire-rated steel hinges to support the weight and prevent the door from warping during a fire. Standard brass hinges will melt and cause the door to fall.
