Commercial Fire Door Certificate
Our Service
The Critical Barrier Between Life and Danger
A fire door is an engineered safety device, not just a plank of wood. It is your building’s primary defense against the spread of smoke and deadly fumes. At Safety Property, we provide comprehensive inspections to BS 8214 standards. We check every hinge, seal, and closer to ensure your fire doors will perform exactly when they are needed most.
Why Choose Safety Property?
Accredited Inspectors: Our team is qualified under the Fire Door Inspection Scheme (FDIS) or equivalent standards.
Detailed Asset Registers: We create a digital inventory of every door in your building, tagging them for easy future management.
Actionable Reports: We don’t just list failures; we explain exactly what repairs are needed to make the door compliant.
Service Standards:
Gap Testing: We verify the critical 3mm-4mm gap tolerances around the door perimeter.
Intumescent Seal Checks: We ensure heat-sensitive seals are present and undamaged to block smoke.
Self-Closing Verification: A fire door is useless if it stays open. We test closing devices to ensure they shut fully every time.
Protect Escape Routes
Fire doors are designed to protect corridors and stairwells. Regular certification ensures these routes remain safe and accessible for evacuation during an emergency.
Early Warning Speed
In a fire, time is everything. Our sensitivity testing ensures your smoke and heat detectors react immediately to smoke, giving occupants the maximum time to evacuate safely.
Legal Compliance
The Fire Safety (England) Regulations 2022 place strict duties on the "Responsible Person" to inspect fire doors regularly. Our certificate proves you are meeting these legal obligations.
Asset Longevity
High-traffic doors suffer wear and tear. Regular professional inspections identify loose hinges or damaged frames early, allowing for minor repairs instead of costly full replacements.

Our Expertise
Every Millimeter Matters
Fire door inspection is a game of precision. A gap that is 2mm too wide can allow smoke to pass through instantly. Safety Property engineers use calibrated gauges to measure tolerances down to the millimeter. We inspect the door leaf, frame, glazing, and ironmongery with forensic attention to detail.

What is a Fire Door Certificate?
A Fire Door Inspection Report (or Certificate) is a detailed health check of every fire door on your premises. Unlike a general risk assessment, this is a specific audit of the door’s physical integrity.
We examine over 30 check-points per door, including:
Certification Labels: Verifying the FD30/FD60 rating.
Gaps & Seals: Checking for gaps larger than 4mm and missing smoke seals.
Ironmongery: Ensuring hinges have all screws and closers are adjusted correctly.
Glazing: Checking that vision panels are fire-rated and secure.
Why Are Regular Inspections Vital?
Fire doors are often wedged open, damaged by trolleys, or poorly maintained. A damaged fire door offers zero protection.

Common Questions
FAQs About Fire Door Inspections
Passive fire protection can be technical. Here are the answers to the questions building managers ask us most frequently about fire door regulations.
Best practice (BS 9999) suggests a 6-monthly inspection. However, for high-traffic buildings (like schools or hospitals) or residential blocks under the new 2022 regulations, quarterly (every 3 months) checks are often required.
FD30 provides 30 minutes of fire resistance (common in offices/flats). FD60 provides 60 minutes (common in high-risk areas or warehouses). We check the certification plugs/labels to verify the rating is correct for the location.
You must be very careful. Painting over "intumescent strips" (the fuzzy or plastic strips on the door edge) can stop them from expanding in a fire. If we find painted-over seals, it is usually an automatic fail requiring replacement.
We provide a report identifying the specific failure (e.g., "Gap too large at head," "Broken hinge"). We can often perform minor remedial work (like adjusting closers) on the spot, or quote for larger repairs.
