Finding asbestos sounds scary, but it is manageable if you have the right information. Here are the answers to common questions homeowners ask PropertySafety.
The use of all asbestos was fully banned in the UK in 1999. This means any house or flat built or refurbished before the year 2000 is likely to contain some form of asbestos.
Common locations include textured coatings (Artex) on ceilings, floor tiles, pipe lagging, cement water tanks, garage roofs, and insulation boards behind fuse boxes.
It is not a strict legal requirement for selling, but it is highly recommended. Many buyers' solicitors will ask for an asbestos report. If you are a landlord, you have a duty to manage asbestos in common areas (like hallways in flats).
Finding asbestos does not always mean it must be removed. If the material is in good condition and unlikely to be disturbed, it is often safer to leave it alone and monitor it ("manage it"). We will advise you on the best course of action.
