Commercial EIC
Electricity at Work Regulations
Protect Your Business and Validity of Insurance.
Under the Electricity at Work Regulations 1989, employers have a legal duty to maintain electrical systems to prevent danger. PropertySafety provides comprehensive EICR testing to prove your compliance, satisfying health and safety inspectors and insurance underwriters.
The 5-Year Recommendation
While frequency depends on risk, most commercial offices and retail spaces require a full inspection every 5 years to maintain insurance cover.3-Phase Expertise
Our approved contractors are experienced in testing complex commercial setups, including 3-phase distribution boards, sub-mains, and heavy industrial machinery circuits.Detailed Coded Reports
We identify risks using standard codes: C1 (Danger Present), C2 (Potential Danger), and C3 (Improvement Recommended), giving you a clear prioritized list for maintenance.Thermal Imaging (Optional)
We can check for overheating distribution boards using thermal cameras, spotting loose connections that could cause electrical fires before they fail.

Common Questions
FAQs: Commercial Electrical Testing
Commercial electrical systems are heavier and more complex than residential ones. Here are the answers to common questions from facility managers.
Yes. The Electricity at Work Regulations 1989 states that electrical systems must be maintained so as to prevent danger. The only way to prove you have done this in a court of law is by having a current, satisfactory EICR.
The standard recommendation (BS 7671) is every 5 years for offices, shops, and retail. For industrial units or high-risk environments, it may be every 3 years. The inspector will recommend the next date on your report.
Yes. To strictly follow the wiring regulations, we must perform "dead testing" on circuits. This requires isolating power boards. We plan this carefully with you to minimize impact (e.g., doing it after 6 PM).
Instead of testing 100% of the building in Year 5 (which causes huge disruption), we test 20% of the circuits every year. By the end of Year 5, 100% has been tested. This spreads the cost and keeps safety checks regular.
