Legally Compliant
Compliance with BS 5266-1 is not optional for commercial buildings. Our certificates prove to local authorities and fire officers that your system is functioning correctly and legally maintained.
Occupant Safety
Sudden darkness causes panic. Our rigorous testing ensures that if the mains power fails during a fire or outage, your staff and visitors can clearly see the exit routes to evacuate safely.
Prevent Battery Failure
Emergency light batteries degrade over time. Our annual full-duration discharge test identifies weak batteries before they fail completely, allowing you to replace them proactively.
Insurance Requirement
Most commercial property insurance policies require proof of maintenance for safety systems. A valid Emergency Lighting Certificate protects your ability to claim in the event of an incident.

What is an Emergency Lighting Certificate?
An Emergency Lighting Certificate is the official documentation confirming that your backup lighting system has passed its annual full-duration test. Unlike a simple monthly “flick test,” this is a deep audit of the system’s battery health.
Our engineers simulate a mains power failure for the full rated duration of your lights (usually 3 hours). We verify that every light remains illuminated for the entire period and recharges correctly afterward. This is a critical requirement under British Standard BS 5266.
Why Do You Need a Professional FRA?
Emergency lighting is a life-safety system. If it fails during an emergency, the consequences can be fatal. The certificate is your proof that you haven’t neglected this duty.

Common Questions
FAQs About Emergency Lighting
Commercial lighting regulations can be technical. Here are the answers to the questions business owners most frequently ask us about their emergency lighting obligations.
You require a full-duration test (drain test) annually. This is what generates your certificate. However, you should also be performing a short functional test once a month and recording it in your logbook.
We cut the power to the lighting circuits (often using a specific key switch) and leave the emergency lights running on their batteries for 3 hours. We visually check that every light stays on. If a light dims or dies before 3 hours, it fails.
Our primary role is to inspect and certify. However, if we find minor faults like dead bulbs or batteries, our engineers can often fix them on-site for an additional fee, or we can provide a quote for remedial works.
Maintained lights are on all the time (like cinema exit signs). Non-maintained lights only turn on when the power goes out. We test both types to ensure they function correctly when the mains power fails.
