property safety certificates london
Since 2020, it has been a legal requirement for landlords in the Private Rented Sector to have a valid EICR at least every 5 years. PropertySafety provides fully accredited NICEIC / NAPIT electricians to test your property and issue the “Satisfactory” report you need to avoid fines of up to £30,000.
What We Test
We inspect your consumer unit (fuse box), wiring, sockets, light fittings, and earthing bonding. We check for wear and tear, overheating, and exposed wires that could cause shocks or fires.
Tenant Safety
Faulty electrics are a leading cause of house fires. Our rigorous testing ensures your tenants are safe and your property assets are protected from electrical damage.
Fast Certification
If your property passes, we issue the digital EICR (Electrical Installation Condition Report) quickly—often within 24 hours—so you can move tenants in without delay.
Change of Tenancy
Even if your certificate is valid, we highly recommend a visual inspection between tenancies to ensure outgoing tenants haven’t damaged sockets or lighting fixtures.
Comprehensive EICR reports, PAT testing, and emergency lighting checks to ensure your wiring meets the latest safety standards.
Annual Landlord Gas Safety Records (CP12), boiler servicing, and gas appliance inspections by Gas Safe registered engineers.
Complete Fire Risk Assessments (FRA), smoke alarm testing, and fire safety advice to protect your tenants and property.
Professional management surveys and sampling to identify, test, and safely manage asbestos risks in older properties.
Energy Performance Certificates (EPC) for residential and commercial properties to ensure you meet efficiency regulations.
Save time and money. Combine your Gas, Electrical, and EPC checks into one single visit for a discounted price.
Property Safety has streamlined the certification process. We handle the logistics, keys, and tenants so you don’t have to.

You can’t see electricity, which makes it dangerous. Cables hidden inside walls degrade over time. PropertySafety performs a “health check” on your home’s electrical system, identifying hidden faults before they become expensive or dangerous problems.
1. Understanding the Codes
We don’t just give you a confusing paper. We explain the results:
C1: Danger Present (Fix immediately).
C2: Potentially Dangerous (Urgent repair).
C3: Improvement Recommended.
Competitive rates tailored to your property size. Electrical safety shouldn’t break the bank.
Electrical regulations (BS 7671) are complex and change frequently. Here are the answers to the questions homeowners and landlords ask us most.
For Rental Properties, it is a legal requirement every 5 years (or sooner if the inspector recommends it). For Homeowners, it is recommended every 10 years, or whenever you buy a new property.
This means your property has dangerous faults (Code C1 or C2). You must have these repairs carried out by a qualified electrician within 28 days (or sooner for C1). Once fixed, we issue a "Satisfaction Notice" to prove the property is now safe.
A thorough EICR typically takes 2 to 4 hours, depending on the size of the property and the number of circuits in the fuse box.
An EICR tests the fixed wiring (walls, sockets, lights). It does not test portable items like kettles or microwaves. For those, you need a separate PAT Test, which we can often bundle with your EICR.
