Commercial energy ratings are calculated differently from residential ones. Here are the answers to the questions commercial landlords ask us most.
A Commercial EPC (or Non-Domestic EPC) rates the energy efficiency of a business premise. Unlike residential reports, it focuses heavily on the building's fabric, heating, ventilation, and cooling (HVAC) systems, and lighting efficiency.
If the property is used as a business (office, shop, industrial unit, hotel), you need a Commercial EPC. If it is a self-contained dwelling (house or flat), you need a Residential EPC. Mixed-use buildings may need both.
Just like residential certificates, a Commercial EPC is valid for 10 years. You must have a valid one in place whenever a new tenant moves in or the property is sold.
You cannot legally grant a new lease. You must make energy improvements—such as upgrading lighting to LED, improving insulation, or upgrading the heating system—to reach at least an 'E' rating.
