What Do We Check During an EPC Survey?
Our accredited assessor will visit your property to gather data on its energy features. We use a standardized government calculation method to generate your rating. Here are the four main areas we inspect:
Heating Systems
We inspect your boiler, radiators, and controls (thermostats). An efficient, modern heating system has the biggest impact on your score.Insulation Levels

Understanding energy efficiency regulations can be confusing. Here are the answers to the most common questions landlords ask PropertySafety.
An Energy Performance Certificate (EPC) rates how energy-efficient your property is on a scale from A (most efficient) to G (least efficient). It provides an estimate of energy costs and includes recommendations on how to improve the property's rating to save money.
You are legally required to have a valid EPC if you are building, selling, or renting out a property. As a landlord, you must provide a copy of the EPC to prospective tenants before they sign a tenancy agreement.
An EPC is valid for 10 years. You can use the same certificate for multiple tenancies within that period. However, if you make significant improvements (like installing a new boiler or insulation), we recommend getting a new assessment to reflect the better score.
Under the Minimum Energy Efficiency Standards (MEES), it is illegal to rent out a private residential property with a rating of F or G. You must carry out the recommended improvements to achieve at least an 'E' rating before you can legally let the property.
