Unlike landlords, homeowners have different questions about gas safety. Here is what you need to know about protecting your home.
No. If you live in the property yourself, it is not a legal requirement to have an annual certificate (unlike landlords). However, it is highly recommended for safety, and essential if you plan to sell the property.
A Safety Check inspects the appliance to ensure it is safe (Pass/Fail). A Boiler Service involves taking the boiler apart to clean the components and improve efficiency. We recommend a full Service, which includes the safety check.
While not a law, it is standard practice. The buyer's solicitor will ask for the "Boiler Service History" or a "Gas Safety Record." If you can't provide one, the buyer may demand a price reduction to cover the risk.
A standard homeowner gas safety inspection typically takes between 30 to 45 minutes, depending on how many appliances (boiler, cooker, fire) you have.
