Landlord Safety Obligations
Protect Your Tenants & Meet Your Landlord Safety Obligations.
As a landlord, you have a legal duty of care to ensure that every piece of electrical equipment you provide—from kettles to washing machines—is safe to use. We provide quick, thorough, and compliant PAT testing to inspect plugs, fuses, and wiring, protecting your property from fire risks and your tenants from electric shocks.
What We Offer:
Comprehensive Appliance Inspection:
We inspect all portable appliances provided by the landlord. This covers essential kitchen equipment (toasters, microwaves, fridges), as well as vacuum cleaners, lamps, and heaters.Clear Pass/Fail System:
transparency is key. Every item tested receives a clearly visible label.Green Label: “PASS” with the test date and engineer’s ID.
Red Label: “FAIL” for dangerous items, which are immediately removed from service to ensure safety.
Free Minor Repairs:
Don’t fail an inspection over a small issue. Many items fail due to simple faults like a cracked plug or an incorrect fuse. Our engineers carry spares and will often fix these minor issues on the spot to help you pass.HMO Licensing Compliance:
For Houses in Multiple Occupation (HMOs), local councils often require strict proof of safety. We provide the official PAT testing certificates you need to secure your license and stay fully compliant.

Common Questions
Everything You Need to Know About EPCs
Many people are confused about the rules of PAT testing. Here are the clear answers to the most common questions we receive.
While the law doesn't explicitly say "annual PAT testing," the Electricity at Work Regulations 1989 require that electrical equipment be maintained to prevent danger. PAT testing is the standard, recognized way to prove you have met this legal obligation.
It depends on the risk level of the environment:
Construction Sites (High Risk): Every 3 months.
Schools & Hotels: Every 12 months.
Offices (Low Risk): Every 2 to 4 years for stationary equipment (like PCs).
Landlords: Typically annually or at the start of a new tenancy.
Generally, brand new items are safe. However, we recommend a visual check to ensure they haven't been damaged during shipping. We can label them with a "Next Test Date" so they are added to your safety schedule.
Technically, it is any equipment that has a flexible cable and a plug. This includes kettles, irons, drills, extension leads, PCs, printers, and even heavy items like fridges and washing machines.
